This is stated clearly on their web site:
"Reservation deposit is about 50 percent, which is 50% refundable up to 30 days prior to reservations. Balance of rent is payable on arrival, in cash or credit card- Visa, Master Card or American Express. For certain dates, total prepayment might be required. Deposit is applied to last days of reservation and the deposit or any rental paid is forfeited in case of early departure. Guests are expected to establish credit with Tamarindo Estates before registration by presenting a valid Visa, Master Card, or American Express card. A weekly rental consists of seven (7) nights. We reserve the right to establish surcharges to the published rates for certain dates of the year, for which guests would be notified at the time of reservation."
I agree that 30 days is a bit much but if you want to reserve a room there, you hav to accept the terms. It's not like they are hiding anything or falsly representing themselves.
