Zoni today, gone tomorrow
Culebra, Puerto Rico

This past week the owners of the 10 acre property on Zoni Beach have said that they have just legally segregated the property into six lots. This property is next to the Penock 25 acre ( half in the lagoon) that supposedly was also recently segregated. That would mean houses on Zoni beach.

I do not know the legality of these segregations but I do know that the area was zoned P and also 25 acre zoning and that the SAME surveyor was used to obtain both segregations. I do not know if there were "public hearings"

This no doubt will effect the environment of the area. It was not zoned for this usage but somehow these owners have obtained a segregation and variance without at least the proper notifications.

If you are interested in seeing what can be done contact Mary Ann at Coralations coralations@yahoo.com as her organization has been working on this for many months

Speaking of the Zoni area,

I heard that there is a development taking place on the other side of Cayo Notre, even though the purchase has not been finalized.

I did notice a dirt road running from the hilltop down the Zoni side of Notre. Maybe that has been there a long time and I just never caught a glimpse of it.

Can I be educated?

Thank you.

All I can say is in my short time in Culebra I biked to Zoni, do what ever you can to keep that piece of paradise as it is. I have been all around the Carribean and believe me it is a rare find and hopefully will stay that way forever.

I agree with Mitre. There are too few places in the Carribean that are not over developed, and there are still plenty of us that like the uncrowded, unspoiled places. Wise and appropriate development is OK, but please don't let Culebra turn into the typical tourist trap.

In two days I'll be enjoying the peace and beauty of Culebra. Can't wait!

Just returned from our annual two weeks on Culebra. We too have been to many islands in the Carribean and have found Culebra to be our favorite. We have been coming here now for 6 years. We love the pace, people, the ruggedness and beauty. While at Zoni last week we watched a helicopter land on Cayo Norte and a truck came over the new road, picked up passengers from the copter and drove back over the hill. If there is development on Cayo Norte hopefully it will be on the other side so it will not be visable from Zoni.

if the owners are smart they'll understand they can probably charge more by how more remote the property is perceived - "value added" after all
